Recognizing the Role of Property Data Collectors
Behind every modern appraisal is a network of people on the ground, driving to properties, walking the site, and capturing the details that make an accurate valuation possible. At Nexus Valuation, we know this work matters, and we want the people doing it to understand how they fit into the bigger picture.
The role generally falls into two categories.
For Fannie Mae and Freddie Mac appraisal assignments, collectors use a dedicated mobile application that walks them through a defined set of measurements, condition ratings, and photo requirements, so the data meets the GSEs' property data standards. It's a detailed process that plays a direct role in supporting the appraiser's final report.
Other assignments are lighter-touch, capturing exterior photos of a home, or in some cases interior photos as well, without the full structured data set. These simpler assignments still play a valuable role in supporting valuation and underwriting decisions, just with a smaller scope of work.
Whichever path a collector is on, the information gathered becomes part of the foundation an appraiser builds their opinion of value on. We see accurate, well-documented property data as a shared responsibility between collectors and appraisers, not a replacement for either one.
